

American companies are increasingly viewing India as a key destination for setting up Global Capability Centers (GCCs). Between 2020 and 2025, foreign firms leased 101 million square feet of office space across seven major Indian cities, including Hyderabad, specifically for GCC operations. During the same period, total office leasing stood at 280.2 million square feet, according to real estate consultancy Colliers India. Based on data from Bengaluru, Chennai, Delhi NCR, Kolkata, Mumbai, and Pune, the report noted that GCCs account for 36 percent of the total employment demand in these cities.
Of the 101 million square feet leased for GCCs over the past five years, US companies alone accounted for 71 million square feet. Colliers India stated that India’s office market has expanded significantly in recent years, with GCCs emerging as major growth drivers beyond traditional cost-saving hubs to become innovation and research-led global centers. In 2025 alone, foreign firms signed deals for 29.2 million square feet in India, representing 41 percent of gross leasing in the seven cities. Experts expect steady demand from US tech-driven GCCs and rising interest from European and UK firms in engineering, manufacturing, BFSI, and consulting sectors.
