

Hyderabad is rapidly emerging as a major hub for Global Capability Centres (GCCs), alongside its established position as an IT destination. According to a FICCI-Anarock report, the city had nearly 515 GCCs as of March this year, employing around three lakh people. The report also estimates that another 50 to 70 GCCs could be established in Hyderabad and its surrounding areas over the next 12 months.
Multinational companies consider factors such as operating costs, availability of skilled talent, infrastructure and business-friendly government policies while setting up GCCs, and Hyderabad scores strongly across all four areas. Nearly 20% of the GCCs established across India are now located in Hyderabad. While IT hiring has slowed recently amid the impact of AI, GCCs continue to expand. Offering salaries 20% to 30% higher than traditional IT companies is also attracting skilled IT professionals to GCCs. The combined workforce in Hyderabad’s IT sector and GCCs is expected to reach 11 lakh by the end of this year.
The growing presence of GCCs is also providing a major boost to Hyderabad’s real estate sector. GCCs leased 19 lakh sq ft of office space in 2021, which increased to 45 lakh sq ft by 2025. In the first six months of this year alone, they leased more than 30 lakh sq ft. Demand has surged in areas such as Gachibowli, Hitec City and the Financial District, where office rents currently range between ₹95 and ₹115 per sq ft, according to the FICCI-Anarock report. With demand from GCCs continuing to rise, developers are preparing to add another 3.6 crore sq ft of office space over the next few years.
