

The Telangana government is preparing to revise land values across the state, leading to a sharp increase in property registrations. With the revised rates expected to come into effect from June 4, buyers and sellers are rushing to complete transactions at existing rates. Registration offices across the state are witnessing heavy crowds as only a few days remain before the new prices are implemented.
A significant gap continues to exist between official market values and actual transaction prices. In many areas, land officially valued at ₹1,000 per square yard is reportedly being sold for nearly ₹10,000 per square yard. Premium locations such as Kukatpally, Financial District, Kollur, and Kokapet are witnessing apartment prices ranging between ₹3 crore and ₹4 crore, while official valuation remains much lower. This has fueled concerns over unaccounted cash transactions in the real estate sector.
The government has extended registration office working hours from 9:30 AM to 7:30 PM until June 3 to handle the surge in registrations. Agricultural land values are proposed to increase from ₹2.50 lakh per acre to ₹4.50 lakh per acre, while some areas may witness hikes of up to 100 percent. Officials believe the revised valuation system will better reflect actual market conditions, though debates continue over its impact on property buyers, farmers, and the overall real estate market.
