Luxury high-rise apartments in Hyderabad’s prominent IT corridors and prime residential locations are increasingly featuring premium amenities to attract homebuyers. Among these, centralised air conditioning has emerged as a notable selling point. However, the facility may involve substantial additional costs. According to real estate market sources cited in the report, some premium residential projects charge approximately ₹400 per square foot separately for central AC. Although the rate may initially appear modest, the total amount rises significantly with the size of the apartment. For instance, a buyer purchasing a 3,000-square-foot flat could pay an additional ₹12 lakh for the facility alone, increasing the overall property budget beyond the base price.
Homebuyers are attracted to centralised cooling because it can provide consistent temperature control, reduce the need for separate indoor AC units and maintain a cleaner interior appearance. Builders reportedly justify the charges by pointing to the installation costs of advanced cooling infrastructure, including VRV or VRF systems, central units and dedicated piping installed during construction. However, the initial payment may not be the only expense. Real estate experts caution that electricity consumption, regular servicing and system maintenance could add to monthly apartment maintenance bills over time. Buyers are therefore advised to request a detailed breakdown of the base price, optional and mandatory amenities, installation charges and recurring costs before finalising a luxury apartment purchase.
