

The Telangana government has introduced significant changes to building regulations, particularly focusing on the use of Transfer of Development Rights (TDR). Buildings taller than 21 meters will now be classified as high-rise structures. For plots ranging from 750 to 2000 square meters, TDR has been made mandatory for buildings between 18 and 21 meters in height.
Non high-rise buildings will receive some relaxation in setback rules, while high-rise buildings are allowed up to 10% setback relaxation. For plots larger than 2000 square meters, additional floors are permitted based on road width. Buildings near 40-feet roads can add 3 extra floors, 60-feet roads allow 4 additional floors, and 80-feet roads permit up to 5 extra floors. TDR usage is mandatory for buildings above 10 floors. For buildings exceeding 20 floors, a 5% TDR loading will be applied.
At the time of building approval, 50% of the TDR must be submitted, while the remaining 50% must be provided before obtaining the occupancy certificate.
