

The Telangana government has significantly increased the market value of agricultural and non agricultural lands across the state, with a major impact being felt in the erstwhile Warangal district. Land values have been revised upward by 50% to 100% in most areas, while some locations have witnessed hikes of up to 200%. The revised rates have already come into effect, and all property registrations are now being carried out based on the new market values.
The steepest increase has been recorded in the Greater Warangal region, including Hanamkonda, Kazipet, Hasanparthy, Elkathurthy, Warangal, Damera, Geesugonda, Sangem, and Khila Warangal mandals. In prime commercial locations such as Hanamkonda Chowrasta, Warangal and JPN Road, the land value has been fixed at ₹46,000 per square yard. In several localities, prices have increased by 50% to 100%, while agricultural land values have also risen considerably. The minimum agricultural land value has been revised to ₹2.70 lakh per acre, while land prices in some areas such as Vaddepalli, Kotipalli and Kothapalli have doubled from ₹2 crore per acre to ₹4 crore per acre.
Real estate stakeholders fear that the revised valuations could affect property transactions, which have already been facing challenges over the past year. The increase has also raised stamp duty, registration charges and other taxes, with registration expenses reportedly rising by 50% to 80% for some buyers. However, officials estimate that the government could generate more than ₹150 crore in additional revenue through registrations of agricultural and non-agricultural lands. The move comes amid growing development activity around Warangal, including infrastructure projects, industrial investments and expanding residential ventures.
